How this is calculated

Loan amount = Home price × (1 − Down payment ÷ 100). Monthly P&I = Loan × r ÷ (1 − (1+r)^−n), where r = APR ÷ 12 and n = term in months. Total monthly payment adds property tax ÷ 12 and insurance ÷ 12. Excludes PMI, HOA and closing costs.

Assumptions

  • Fixed-rate loan. Property tax and insurance are your own estimates; PMI (usually required on conventional loans with less than 20% down), HOA dues and closing costs are not included.

How to use this calculator

Enter the home price, your down payment as a percent, the interest rate and the loan term. Then add the yearly property tax and homeowner’s insurance for that home; the listing, your county assessor and an insurance quote are the best places to get those. The result is the payment most lenders call PITI: principal, interest, taxes and insurance.

30 years$1,816.07$2,291.07$373,786.88

15 years$2,477.75$2,952.75$165,994.37
Calculated with the formula below on a $280,000 loan. Rounded to the cent.

A 15-year loan costs about $660 more a month than a 30-year loan in this example, but saves more than $200,000 in interest. A 30-year loan with occasional extra payments toward principal sits in between and keeps the lower required payment as a safety net.

Looking up the payment on a $300,000 loan rather than a $300,000 house? At 6.75% it is $1,945.79 a month over 30 years, or $2,654.73 over 15 years, before taxes and insurance.

With less than 20% down on a conventional loan, lenders usually require private mortgage insurance (PMI), which this calculator does not include. Ask your lender for the PMI cost, and add any HOA dues, before you decide what you can afford. Our rent affordability calculator and monthly budget calculator help you check the payment against your income.

Frequently asked questions

What is included in a mortgage payment?

Usually principal and interest, plus property tax and homeowner's insurance collected into an escrow account. Depending on the loan, it can also include private mortgage insurance (PMI). HOA dues are normally paid separately.

When do I have to pay PMI?

According to the Consumer Financial Protection Bureau, PMI is usually required when you take out a conventional loan with a down payment of less than 20 percent of the purchase price.

How much are taxes and insurance on a mortgage?

It depends on where you live. Property tax is set by your county or city, and homeowner's insurance depends on the home, location and coverage. Use the listing, your county assessor and an insurance quote, then enter them above to see the full monthly payment.

Is a 15-year or 30-year mortgage better?

A 15-year loan has a higher monthly payment but far less total interest; in the example above it saves more than $200,000 on a $280,000 loan. A 30-year loan keeps the required payment lower, which gives you more room in a tight month.

Why is my lender's quote different?

Lenders use your actual rate, points, fees, PMI and local tax and insurance figures. Use this calculator to compare scenarios, and your Loan Estimate for the official numbers.
